Summary of Management Duties:
As a Florida Community Association Manager (CAM), Newell is responsible for overseeing the daily operations of the Club at La Peninsula (the “Association”). Newell will do all things deemed reasonably necessary or desirable by the Association to attend to the property maintenance, operation, and management of the Association Property, as required by Statute or by the Documents of the Association, and applicable Rules and Regulations.
- Financial Management: Preparing budgets, managing accounts, collecting assessments, handling financial reporting, tax returns, preparing and storing the official books and records of the association and for banking activities.
- Administrative Oversight: Maintaining official records, ensuring compliance with state laws and governing documents, and coordinating board meetings and elections.
- Payment of Bills: Provide bookkeeping services, purchase supplies as needed, and pay the proper bills.
- Insurance: Maintain records of all insurance coverage carried by the association.
- Maintenance & Inspections: Ensuring common areas and amenities are properly maintained, and coordinating repairs and routine inspections.
- Resident Relations: Serving as a liaison between the board and residents, addressing complaints, and helping enforce community rules.
- Legal Compliance: Ensuring the Association adheres to Florida Statutes (primarily Chapter 718), including disclosure requirements and timely filings.
